How to tour open houses effectively/ 49ers update

touring open houses can be exciting! after all, you’re walking through what could soon be your home! But while it’s easy to get caught up imagining furniture layouts or paint colors, it’s important to stay focused on what really matters. Here are some key tips to help you make the most of your open house visits.

Come prepared.
Before you step through the door, do your homework. Review the listing, check out the neighborhood, and have a list of your NEEDS  and your wants. This will help you stay focused and avoid falling in love with a house that doesn’t truly fit your needs.

Pay attention to big-ticket items.
Cosmetic updates are easy to change — but major systems and structural components can mean big costs down the line. Don’t be shy about asking the agent questions like:

  • How old is the roof?

  • When was the water heater last replaced?

  • What’s the age and condition of the HVAC system?

  • Are there any known plumbing or electrical issues?

These are the kinds of things that affect your budget well beyond the purchase price and are very common questions.

Look beyond the staging.
Staging can be a double edged sword, It can help you envision the home that you want and how you can lay it out, but at the end of the day that stylish decor won’t be staying. Focus on the bones of the home, the layout, natural light, storage, and overall condition. Try to see past the surface and picture your life there.

Test things out.
Open and close doors, check out closet space, flush toilets, and peek into the attic or basement if accessible. This is your chance to spot any red flags before you get too far into the process. Many homes will have inspections done beforehand for you to see, ask your agent if any disclosures are available, this is a surefire way to know just how good the integrity of the home is.

Soak in the surroundings.
Spend some time outside. Listen for traffic noise, chat with neighbors if possible, and get a feel for the street. The house might be perfect, but the location has to work for you too. I’ve seen many people buy into a house and then find out that certain aspects change the entire dynamic on how they feel about the home.

Take notes and photos.
After touring a few homes, they can start to blend together. Snap photos (where allowed) and jot down your thoughts right after each visit so you can compare later. The house hunt can be a long and tedious process, you want to stay organized with an investment this big.

Overall, open houses are a great tool to make you an informed buyer, use them to make yourself confident in your investment, and know that you are going to end up in a home you love for years to come.

49ers – How do I feel about this season?

The offseason hit the Niners hard with some key departures. The biggest loss being  Deebo Samuel, a do-it-all playmaker who left a wide void in our offense  We also said goodbye to Dre Greenlaw, Javon Hargrave, Charvarius Ward, Jordan Mason, and a few others, all being significant contributors who shaped our identity

Why I’m still optimistic…

Easiest schedule in the NFL
The Niners have the lightest projected strength-of-schedule in 2025, That gives us a major built-in advantage to rack up wins early and gain confidence.

Robert Saleh returns as DC
Bringing Saleh back to lead our defense is HUGE. He’s familiar, respected, and brings the energy and scheme discipline that helped make our defense elite in past years. I grew up on PRIME 9ers defense, the “old days” for me (LOL) were Patrick Willis and Navorro Bowman as linebackers, that was one of the most dangerous linebacker pairs in NFL history, virtually unstoppable. With Robert Salah as DC and Fred warner at linebacker, I see flashes that remind me so much of that original Unstoppable defense, but dare I say, Fred warner is a greater athletic weapon than Willis or Bowman were back in their prime, and they didn’t have All-Pro Defensive edge Nick Bosa to help them.

Draft picks to reinforce defense
Our front office added multiple picks to bolster the defense, guys like Mykel Williams, Alfred Collins, and C.J. West are expected to plug the gaps left by those departures, and I see a lot of hope just in looking at their college tapes.

Yes, we lost some playmakers, and the chemistry will need rebuilding. But with a favorable schedule, Everybody showing up to training camp and with no holdouts, Saleh steering the defense, and fresh-faced args coming in, this team is built for a turnaround. If Brock Purdy finds his rhythm, and the unit stays healthy, and especially if our defensive rookies show out—we could be watching a serious bounce-back in 2025, with a possible superbowl run.

With Father’s Day just behind us, I’ve been reflecting on the person who first sparked my love for sports, my grandfather. He’s the one who introduced me to the 49ers, the Kings, and the Giants, and he shared that passion with me in the best way possible: by taking me to hundreds of games over the years.

More than just a sports fan, he was truly the most kind, loving man I’ve ever known , someone who cheered with all his heart, win or lose, and taught me what it means to root for something bigger than yourself. Every time I watch a game, I feel that connection to him, and I’m so grateful for all the memories we made together.

Here’s to him, the ultimate fan, and the best grandfather I could’ve asked for.
