When selling your home, I’m sure most would want to get top dollar, but you also don’t want your house sitting on the market with no interest. One of the biggest mistakes sellers make today is overpricing their home, even if it is just slightly. From what I’ve seen in the recent market while working with fellow agents, buyers are much less forgiving than they used to be when it comes to price. If a home is even a little too high, most buyers won’t stick around to negotiate—they’ll simply move on to the next listing.
Buyers Are Onto You!
With easy access to online listings and market data, buyers today are well-informed. They have instant access to comparable sales, price reductions, and how long homes have been sitting on the market. If they sense a home is overpriced, they’ll assume the seller isn’t serious or that the home isn’t worth what’s being asked. Worse yet, if a home sits unsold for too long, buyers start to wonder if something is wrong with it. This can lead to price cuts later, but by that time, the home could have lost momentum and struggled to attract strong offers.
Finding the Sweet Spot
This is where having an experienced real estate agent becomes crucial. Pricing a home isn’t about picking a number you hope to get, it’s about using real market data, understanding buyer behavior, and setting a price that is both fair and competitive. The right price will generate strong interest and could even lead to multiple offers, giving you the best chance to sell quickly and for top dollar.
Using Comparable Sales to Guide Pricing
One of the most effective ways to determine the right price is by analyzing comparable sold properties (comps). Since the real estate market is always shifting, looking at recent sales of similar homes in your area provides valuable insight into what buyers are actually willing to pay. Factors like location, home condition, size, and upgrades all come into play when determining a competitive price. By studying these trends, an agent can help you set a price that aligns with market conditions and ensures your home doesn’t linger unsold.
The First Few Weeks Are Crucial
When a home first hits the market, it has the most visibility and interest from serious buyers. This initial period is when excitement is highest, and if the price is right, offers can come in quickly. However, if the home is priced too high, it may be overlooked, and that critical momentum is lost. Once a home sits on the market for too long, it can become “stale,” causing potential buyers to wonder if something is wrong with it or if the seller is desperate to unload it. a home that’s priced competitively from the start will often generate more interest, leading to a faster sale and a better outcome.
A Smarter Approach
The bottom line? Pricing your home correctly from day one is one of the most important things you can do when selling. Buyers are quick to move on if a home is overpriced, and today’s market doesn’t have the same tolerance for overpricing that it once did. Working with a knowledgeable agent who understands local trends can make all the difference in getting your home sold efficiently and at a price that makes sense for both you and potential buyers.

Kings Update
The Sacramento Kings have been on a roll, securing their fourth consecutive win with a decisive 122-98 victory over the Dallas Mavericks on March 3. Zach LaVine led the charge with 22 points, while DeMar DeRozan added 20, both showcasing the team’s offensive depth. A pivotal moment in the game occurred when Mavericks’ star Kyrie Irving exited in the first quarter due to a left knee injury. Initial reports confirmed a torn ACL, sidelining him for the remainder of the season. This injury compounds the Mavericks’ challenges, especially after trading Luka Doncic to the Lakers, who have since secured the No. 2 seed in their conference.
Looking ahead, the Kings are set to face the Denver Nuggets, who might be without their star center, Nikola Jokic, due to left ankle inflammation. His potential absence could significantly impact the Nuggets’ performance, offering the Kings an opportunity to extend their winning streak.
as the season creeps closer and closer to the start of the playoffs, the kings need to win a vast majority of their games to ensure a playoff or even play in spot. I think recent additions like Markelle Fultz, Jonas Valanciunas, Jake LaRavia and Zach LaVine finally settling in and finding their home in Sacramento will help their chemistry develop and hopefully lead to more wins, and just the second Kings playoff appearance in nearly 2 decades.
