Lately, I’ve had a lot of conversations about what is going on with the current Sacramento market, the truth is, the market is shifting, but not in the scary way headlines sometimes make it sound. It’s not a crash. It’s an adjustment. And with the right approach, both buyers and sellers can find opportunities in it.
Where Things Stand Right Now
Sacramento is still leaning toward a seller’s market, but balance is finally creeping in. Inventory has been rising compared to last year, which gives buyers more choices. At the same time, prices have softened a little. Zillow shows Sacramento home values are down about 2.7% compared to last year, but homes are still going pending in around 18 days.
Rates are sitting in the low-to-mid 6% range, which is a big shift from the rollercoaster of the last few years. They’re not the record lows we all remember, but they’re also not the 7–8% highs we saw just a year or so ago. This steadiness gives buyers a little more predictability.
One of the biggest sticking points I’m seeing right now is expectations. Sellers want yesterday’s prices, and buyers aren’t willing to pay them. That tug-of-war is why we’re seeing some homes sit on the market longer than usual.
For Sellers
homes are still selling, but how you prepare matters more than ever.

Pricing needs to be spot-on. Yesterday’s comps don’t tell an accurate story in today’s market . A current CMA is key.

Homes that show well and are priced realistically are still moving, and often pretty quickly.

Flexibility goes a long way. Buyers today have options, and they’re much more selective because of this.

For Buyers
you finally have some breathing room. Gone are the days of 20 offers on every house. That doesn’t mean competition is gone, but it’s not NEARLY the frenzy of 2021–2022.
Here’s what matters most:

Get pre-approved. It shows sellers you’re serious and lets you move quickly when the right home comes along.

Use this season to your advantage. Fall often brings motivated sellers who want to close before the holidays.

Think long term. If the payment works for your budget and the home fits your goals, don’t let the interest rate stop you. Remember, you can always refinance later and there’s never a better time to start collecting equity than now.
Looking Ahead
The market isn’t collapsing , it’s normalizing. Real estate has always been a long-term game, and Sacramento continues to be a strong place to invest in.

49ers Injury nightmares continue through week 4
The San Francisco 49ers have had multiple seasons being plagued by injuries in the past 5 years, this season being no exception. Since week 1, the following notable players have had injuries leading to huge headaches for the front office and coaching staff.
Brock Purdy: Turf Toe
Ricky Pearsall: Back and knee Injuries
Nick Bosa: Torn ACL, out for season
George Kittle: Hamstring injury, Placed on IR
Jauan Jennings: Ankle/Ribs Injuries
The list goes on…
With a crucial divisional matchup coming up Thursday Vs the LA Rams, the team looks fragile and short handed. I think this finally brings up the question of what is the underlying cause of all of this? All teams get unfortunate injuries, but for the 49ers it seems to be a guarantee each year that notable players will go down. The last 2 seasons, Head Coach Kyle Shanahan has consistently overused Christian McCaffrey, who is a known injury prone player, leading to injuries late season when we need his production the most. this isn’t a silly curse, this is a severe issue somewhere along both the coaching staff and the strength and conditioning team.
If the 49ers do manage to get back to healthy and stay like that consistently, they still have a very good shot at a super bowl run with a current 3-1 Record and the easiest strength of schedule in the entire NFL for the 2025 season. Following this season, if we have to endure another painful year of watching star players go down, there needs to be a serious look into the negligence of the conditioning staff and the front office.
